Fixing a Kitchen That Does Not Flow
Kitchen layout and island changes help when the trouble lies in how the room is arranged rather than in how it looks: a galley closed off from the living room, a refrigerator that blocks the only walkway, or nowhere to set down groceries. Moving a wall, turning a peninsula into an island or relocating the sink can make a small kitchen work, but each change pulls in plumbing, wiring, venting or structure, and each one adds cost.
Walls: load-bearing or not
The first question with any wall is what it carries. HomeGuide lists removing a non-load-bearing wall at $500 to $2,000 and a load-bearing wall at $4,000 to $15,000, with a structural engineer adding about $1,900 to $3,700 or more. A load-bearing wall can still come out, but it needs a beam sized for the load and supports that carry that load down to the foundation. A wall may also carry drain lines, ductwork or circuits that need a new path, so we look inside it before promising an open plan.
Adding or enlarging an island
HomeGuide puts a prefab stationary island at $800 to $2,500 and a custom island at $3,000 to $6,000 or more, rising to about $10,000 when it includes a sink, dishwasher or range. An island with only storage and seating is the simplest. Adding outlets means running new circuits through the floor or from a nearby wall; adding a sink means a drain and vent, which is more involved on a concrete slab than over a crawlspace. We also check that there is room to open the dishwasher, oven and refrigerator doors with someone standing at the island.
Moving the sink, range or refrigerator
HomeGuide lists new plumbing at $450 to $1,800 per fixture and gas line work at $350 to $2,000. Moving the range is a chance to put the hood on an outside wall and duct it outdoors, which pulls cooking moisture out of the house, a real benefit during Gainesville's humid summers. An island cooktop needs either an overhead hood with ductwork, which HomeGuide puts at about $200 to $900 or more for a new duct, or a downdraft system.
Older homes and historic districts
Many older Gainesville houses were built with separate kitchens, pantries and back porches that later owners closed in. Opening them up can work well, but the framing is often unusual and past repairs are common. The city's rehabilitation design guidelines for its historic districts advise against alterations that radically change or destroy character-defining interior spaces and features. For a house in the Duckpond, Pleasant Street or University Heights districts, we ask the city's historic preservation staff whether a planned change needs review before demolition is scheduled, and any change to exterior windows or doors goes through the Certificate of Appropriateness process.
Permits for layout changes
Moving walls, adding an island with plumbing or power, and running gas lines typically call for permits. Inside Gainesville city limits they come from the City of Gainesville Building Division; in the unincorporated county and several municipalities, from the Alachua County Building Division. When the direct contract is greater than $5,000, as layout work almost always is, a copy of the recorded Notice of Commencement must be filed with the permit office before the first inspection under section 713.135 of the Florida Statutes.

How It Works
1. Map the kitchen
We measure and locate walls, plumbing, gas, ducts and wiring.
2. Check structure
We identify load-bearing walls and bring in an engineer when one is needed.
3. Permit the plan
Drawings go to the city or county, and historic review is checked where it applies.
4. Rebuild
Walls opened, systems moved, inspections passed, then cabinets and finishes.

Kitchen Layout & Island Changes Questions
How much does it cost to remove a kitchen wall?
HomeGuide lists $500 to $2,000 for a non-load-bearing wall and $4,000 to $15,000 for a load-bearing wall, plus an engineer if one is needed. Pipes, ducts or wiring in the wall add to the cost. We check what the wall carries and contains before pricing it.
Can I add an island with a sink?
Usually, if there is room around it. The sink needs a drain and vent run to the island, which is more work on a concrete slab. HomeGuide puts custom islands with a sink, dishwasher or range at up to about $10,000.
Do I need a permit to move my kitchen sink in Gainesville?
Generally yes, because it changes the plumbing. The permit comes from the City of Gainesville or Alachua County depending on where the property is. We confirm and handle the permit steps.
Is it worth opening a kitchen to the living room?
It often makes a small kitchen feel larger and easier to use, but it costs more than a same-layout remodel and removes wall space for cabinets. We price both versions so you can compare.
